Michigan Lease Agreement
This Lease Agreement ("Agreement") is entered into by and between __________________ ("Landlord") and __________________ ("Tenant") on this ____ day of ________, 20____. It is expressly agreed that this Agreement is subject to and governed by the laws of the State of Michigan, including but not limited to the Michigan Truth in Renting Act (Act 454 of 1978) and the Landlord and Tenant Relationships Act (Act 348 of 1972).
The premises subject to this Lease Agreement are located at __________________, Michigan ("Premises"). The lease term will commence on ________, 20____ and will end on ________, 20____, unless extended or terminated earlier in accordance with this Agreement.
Terms and Conditions
- Rent: Tenant agrees to pay a monthly rent of $______ to Landlord. Rent is due on the first day of each month and payable at __________________.
- Security Deposit: A security deposit of $______ is required, to be held by Landlord for the duration of the lease as security for performance of Tenant's obligations. Subject to the Michigan Security Deposit Act (Act 348 of 1972), this deposit will be returned to Tenant within 30 days after the end of the lease, less any amounts applied toward damages or unpaid rent.
- Utilities: Tenant is responsible for payment of all utilities associated with the Premises, except for __________________, which will be provided by Landlord.
- Maintenance and Repairs: According to Michigan law, Landlord is required to keep the Premises in reasonable repair during the lease term and comply with health and safety laws. However, Tenant must notify Landlord promptly of any needed repairs.
- Use of Premises: The Premises shall be used exclusively as a private residence by the Tenant(s) listed in this Agreement and for no other purpose without prior written consent of the Landlord.
- Alterations: Tenant shall not make any alterations, additions, or improvements to the Premises without Landlord's prior written approval.
- Sublease and Assignment: Tenant shall not sublease any part of the Premises or assign this lease without the prior written consent of the Landlord, which shall not be unreasonably withheld.
- Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the State of Michigan.
